Quality management system of great benefit to our clients

Streetbuild believes an effective Quality Management System (QMS) is one developed through measurement and analysis, coupled with top management review and direction, identifying incremental improvements that will produce a highly effective quality management system of great benefit to our clients, as well as to our organisation. 

Streetbuild has a QMS in place which has been internally developed with reference to 9001:2000 and industry construction guide. This System has met acceptance with major clients, including McDonalds Restaurants, Woolworths, the CSIRO, Toll Logistics; indeed all clients listed in Streetbuild’s profile. 

Streetbuild’s Quality Management System provides procedures for the key operational areas. In addition, employees at all levels have job descriptions that they are required to perform.

Job Programme

For successful tenders, site-specific construction programmes are generated from Microsoft Project, with input from the Site Supervisor where appropriate. Both Project Manager and Site Supervisors use the programme on a daily basis to co-ordinate subcontractor works and manage the project to time. Construction programmes are reviewed weekly.

Communication within the Organisation

Each level of management on a site-specific project must communicate on a daily basis as follows:

  • Night Site Supervisors call in a nightly report of job progress, and
  • Project Managers call Site Supervisors before commencement of next night’s work
  • Project Managers visit the site independently of official site meetings
  • All office staff are updated weekly on site specific progress
  • Weekly in–house Construction Meeting
Communication with the client

Each Project Manager must keep the client informed of project progress including:
 

  • The Project Manager proactively informs the clients of site progress several times per week
  • Problems requiring client input are immediately referred.
  • Both Project Manager and Site Supervisor attend and contribute to weekly site meetings
  • At a site level, the Site Supervisor liaises daily with the Store Manager about site activities
  • The Site Supervisor responds immediately to any problems identified by the Store Manager
Communication with Subcontractors
  • Subcontractors are issued with contracts for their part of the works.
  • The Site Supervisors contact subcontractors ahead of programme to ensure they are ready to perform their works at the appropriate time.
  • Subcontractors are provided with the “Subcontractors’ Guide to Site Procedures” which they must read, sign and agree to abide by on Streetbuild sites.
  • On site, Instructions and orders to subcontractors are provided both verbally and with written Site Instructions and Purchase Order forms.
  • Subcontractors are provided with Streetbuild’s OHS policy and procedures and are encouraged to contribute to safety review on site.
Documentation of Variations

As soon as Streetbuild is made aware of a potential variation to their contract, the Project Manager must communicate with the client so as not to hold up the works and to determine whether there is time for the works to be priced before their execution, or if the works are to be performed on a “Do and Charge” basis then an updated variation schedule is provided weekly. This details variations submitted, approved, and those yet to be submitted as well as priced variations.

Occupational Health and Safety
  • The Streetbuild OHS programme contains policy, procedures and guidelines to adhere to the Act. All subcontractors are provided with this information as well as the client’s OHS documentation.
  • All site visitors are inducted on to the site by Streetbuild’s Site Supervisor and duplicate records are kept at the Streetbuild office.
  • The Site Supervisor is the Workplace Safety Representative. He makes formal weekly safety checks which are faxed to Streetbuild’s office and tabled at Client Site Meetings.
  • Many of our clients require third party auditors to monitor OH & S on their behalf.
  • Site Safety is reviewed at the completion of each project to ensure continuous improvement.
